The 2025 housing market is off to a measured start, with both buyers and sellers navigating current conditions carefully. While factors like mortgage rates, winter weather, and political uncertainty have contributed to a slower pace, there are still signs of activity in the market.
In January, there were 14,971 new pending sales, and although this is 5.2% lower than last year, it still represents movement in the market. Encouragingly, pending sales increased between December and January, showing that buyers are still engaging, even if at a more cautious pace.
Sellers are taking a strategic approach, with 16,680 new listings entering the market—just 3% fewer than last year. Meanwhile, homes are spending a median of 22 days on the market, reflecting a balanced period for both buyers and sellers to make informed decisions.
As we move further into the year and conditions stabilize, there is potential for increased activity and new opportunities for those ready to enter the market.
